Booking Insights Tab

The Booking Insights Tab is designed to help you answer questions on your property’s pricing and performance with listing-level data that is simple, actionable, and visually intuitive—perfect for small-scale operators or single-listing managers.

To access it, click on the "Booking Insights" tab on the Review Prices view from the Pricing Dashboard. From this tab you will find three separate sections:

KPIs - Year to Date


At the top of the Booking Insights Tab, you’ll see the KPI section that highlights the three core KPIs for your listing:
  1. Revenue (from nightly rates)
  2. Occupancy
  3. Average Daily Rate (ADR)
You can select from a predefined list of time frames using the dropdown:
  1. Year to Date
  2. This Quarter
  3. This Month
  4. Last Quarter
  5. This Year
  6. Last Month
  7. Last 30 Days

    As you change the time frame, both the title and the table/graph update automatically.
Each cell in the table provides:

  1. The value of the KPI for that month
  2. An arrow indicating the trend vs. same time last year (STLY), along with the percentage change
    1. Green > Increase
    2. Red > Decrease
    3. –  > data isn’t available
  3. Tooltip on hover showing:
    1. Final value last year (LY Final)
    2. Value for the same time last year (STLY)
  4. Hovering over any cell also highlights it visually to make analysis easier
This section offers a visual representation of how your Revenue, Occupancy, and ADR have performed over time and what’s coming ahead.
  1. You’ll see your listing’s monthly Revenue, Occupancy, and ADR
  2. An arrow indicating the trend vs. same time last year (STLY), along with the percentage change
    1. Green > Increase
    2. Red > Decrease
    3. –  > data isn’t available
All values are aggregated at the monthly level, making it easier to track seasonality and performance shifts. Use this chart to:
  1. Monitor whether your ADR is rising or falling month over month
  2. Understand if recent changes to pricing strategy are impacting bookings
  3. Anticipate potential slow or peak periods well in advance

Recent Bookings

The Recent Bookings shows your 10 latest confirmed bookings in a tabular format, so you can monitor guest behavior and revenue trends in real time.


Each row in the table contains:
  1. Booking date
  2. Stay dates (Check in and check out dates)
  3. Nights booked
  4. Rental Revenue
  5. Total Revenue
  6. ADR
Depending on your PMS connection, some data points like guest count or booking source may be available too. When they are, they appear automatically in the widget.

Checking the Full Report

Each section of this page can be reviewed in detail in the Portfolio Analytics. Clicking these buttons on the upper right part of each section will take you directly to the appropriate page:

  1. Open Portfolio View in KPIs - Year to Date - Portfolio Analytics: KPIs & Historic Reports
  2. See Detail Report in Monthly Performance Trends - Report builder (Revenue on the books template)
  3. View All Bookings in Recent Bookings - Bookings Report
While the Booking Insights tab provides you with a quick overview of your listing's performance. The different features above allow you to do a more in-depth analysis. Please click the links above to more information on each features.

Important Notes

  1. The Booking Insights tab is tailored for individual listing analysis; for portfolio-wide views, use Portfolio Analytics or Report Builder.
  2. Tooltips are included for Revenue and ADR columns to clarify whether taxes/fees are included or excluded (depends on PMS).
  3. Revenue shown in this tab refers to revenue from nightly rates unless stated otherwise in the tooltip.
