Ranking Overview Tab

Ranking Overview Tab

The Ranking Overview Tab helps you understand how your Airbnb listings are performing in Airbnb search results over time. This section tracks your Airbnb page rank, guest segment performance, and ranking trends, giving you visibility into how your listings appear to travelers and how recent changes affect visibility.

The data is refreshed automatically every week, allowing you to identify opportunities to improve your position and measure the impact of updates made using the Listing Optimizer.

Why Airbnb Rank Matters

Your Airbnb ranking directly affects your listing’s visibility and booking potential.
A higher rank means your property appears earlier in search results—driving more impressions and conversions.

PriceLabs’ Ranking Overview makes this transparent by:
  1. Tracking your exact page number and rank position.
  2. Showing how your rank changes across different guest segments (e.g., 2, 4, 6 guests) and lengths of stay (short, medium, long).
  3. Highlighting historical trends and recent shifts so you can act quickly.

How Rank is Calculated

Listing Optimizer’s Ranking Analysis evaluates how a property performs in Airbnb search results compared to other listings in the same city.

Data Source:

We pull flexible search results from Airbnb — using the “I’m flexible” search option — for the next 12 months at a city level. This approach ensures we capture consistent, high-volume data across multiple date ranges and guest configurations, reducing the bias of day-specific or host-specific search results.

Notes on Ranking Data Availability
  1. City-Level Coverage
    1. We currently display ranking data only for listings that appear within the top 270 results in their city.
    2. If your listing doesn’t appear here, don’t worry — it’s still visible to guests, especially when they search within your specific neighborhood or sub-area.
    3. Neighborhood-level ranking insights are coming soon, so you’ll soon be able to see how your property performs locally as well.

  2. Supported Cities
    1. PriceLabs currently supports Airbnb ranking data for over 19,000 cities, and we’re actively expanding coverage every week.
    2. If your city isn’t yet available, click “Request for your city” on the Ranking Overview page. Our team will prioritize it and typically add your cities within one to two weeks.

Ranking Logic

For each listing, we analyze:
  1. Position in Airbnb search results for different guest counts (e.g., 2, 4, 6, 8)
  2. Stay types: weekend, weekday, and monthly searches

Frequency of Refresh

Rank data is refreshed Weekly, allowing hosts to track visibility trends and correlate changes with updates to their listing content, pricing, or amenities.

See how rank changes based on occupancy configuration.

Length of Stay (LOS)

Flexible search for a weekday
Weekend, and a month.

Understand how stay duration affects ranking visibility.

For example:
  1. Your listing may rank well on Page 1 for 6 guests, but not on Page 3 for 2 guests.
  2. This insight helps you optimize your pricing and listing description toward high-performing guest segments.

Historical Graph of Rank Changes

The Rank History Graph visualizes how your listing’s position has evolved over time. Each data point represents your weekly Airbnb rank for the selected guest segment and length of stay.

Interacting with the Graph
  1. Hover over any data point to view the rank, page number
  2. Switch segments or length of stay to compare performance across different booking behaviors.
  3. Identify sudden drops that may require corrective action.
Example:
  1. A property moves from Rank #35 → #18 → #8 over three weeks after implementing new photos and amenities updates.

Weekly Ranking Summary Email

Each week, you’ll receive an email summary with your top ranking improvements and declines. The email includes:
  1. Top 3 listings with biggest positive change.
  2. Top 3 listings with biggest negative change.
  3. Links to view detailed insights in the dashboard.

How Often the Data Refreshes

  1. Airbnb rank data is automatically refreshed every 7 days.
  2. You’ll see a Last Updated timestamp under the rank column.
  3. The update schedule ensures that the trend data reflects real movement and seasonality without daily noise.
