Managing pricing across multiple platforms—Airbnb, Booking.com, and Vrbo—can be challenging, especially when trying to maintain consistent pricing, apply channel-specific strategies, and avoid double charges. This guide walks you through setting up and managing your PriceLabs account for multi-channel use, helping you create a seamless and efficient pricing workflow.

Before You Start

Before mapping your listings across platforms, it’s important to understand how far into the future PriceLabs can update prices and minimum stays:

• Airbnb: Up to 540 days from today
  
• Vrbo / Booking.com: Up to 365 days from today

Because listing customizations from a parent listing are copied to the child, mapping across platforms with different pricing windows can lead to discrepancies—especially for dates beyond 365 days. See the Troubleshooting section below for more.

Step 2: Sync Calendars

PriceLabs does not manage availability. You need to ensure calendars are synced between platforms. If you're not using a PMS or channel manager for availability sync, use iCal:

Important Mapping Considerations

• Always set Vrbo as the Parent Listing, and Airbnb as the Child

  • Why? Airbnb and Booking.com does not support the Monthly and Weekly Discount feature. If Airbnb is set as the parent, this can override and erase the check-out restrictions on Vrbo or Booking.com listings.

• Mapping affects pricing windows:

  • If Vrbo or Booking.com is the parent, PriceLabs will sync rates for 365 days—these are then copied to the Airbnb child.
    
  • Airbnb will still display rates beyond 365 days, but they won’t come from PriceLabs unless configured separately.
    
  • 👉 To avoid incorrect rates beyond 365 days:
    
  • Go to the Airbnb listing’s calendar in PriceLabs and configure pricing separately for those future dates.
    

• Enable Rounding:

  • Vrbo rates are rounded to the nearest 5 or 0 by default. Enable rounding for Airbnb and Booking.com to maintain parity.

  • Airbnb, Booking.com, and Vrbo have different fee structures. You can apply channel-specific pricing adjustments via account-level pricing offsets.

Troubleshooting Common Issues

Prices for days beyond 365 are wrong

1. If VRBO or Booking.com is set as the parent listing, PriceLabs will calculate and send prices for up to 365 days. So, prices on Vrbo, Booking.com or Airbnb may be missing or outdated beyond 365 days.
   
2. To prevent or fix this: Block dates beyond 365 days on your Vrbo/Airbnb calendar to avoid incorrect pricing.

Rounded Pricing

• Vrbo prices are rounded to the nearest $5 by default.
  
• Enable Airbnb rounding to align both platforms' prices.

Delta Push (Vrbo & Booking.com)

To reduce unnecessary API calls and ensure stable syncing, PriceLabs uses Delta Push logic:

• Prices are only updated if the new calculated price differs by $5 or more from the last pushed price.

Example:

This ensures optimal performance while keeping prices aligned.

Unavailable Dates on Vrbo

• Prices will not be updated for unavailable dates on Vrbo.
  
• Make sure your availability calendar is clean to avoid price gaps.
