How to Integrate PriceLabs with OwnerRez

PriceLabs can send daily rates and minimum stay, including check in and check out, requirements for up to 720 days in advance.

Step 1: Setting Up Rates & Location in OwnerRez

Before connecting OwnerRez to PriceLabs, ensure the following:

  1. Set Initial Rates
    1. Go to Settings > Seasonal Rates in OwnerRez.
    2. Add a nightly rate for All Seasons for each property.
  2. Enter Location Details
    1. Navigate to the Location tab for each property.
    2. Ensure latitude and longitude are set.

Step 2: Connecting OwnerRez to PriceLabs

  1. Log in to PriceLabs.
  2. Click + Add/Reconnect Listings.
  3. Select OwnerRez from the drop-down list.
  4. Click Connect.

Step 3: Authorizing Connection in OwnerRez

  1. You will be redirected to OwnerRez.
  2. Click Authorize to confirm the connection.
Your listings will now appear in PriceLabs.

Step 4: Reviewing & Syncing Prices

  1. Follow the Getting Started guide to set up your listings.
  2. Review your pricing and settings in PriceLabs.
  3. Enable Sync Prices for automatic updates, or click "Sync Now" to push updates immediately.
  4. Check your OwnerRez account to verify updates
    1. Open Settings > Rates (under Pricing) > Spot Rates and filter by property to see all prices sent from PriceLabs.

      1. Note: Spot rates do not appear in rate table widgets or the property overview page; only seasonal rates do.
    2. Use Tools > Rate Tester or Tools > Rate Checker to run test quotes and confirm the updated rates.

Additional Setup Options

Setting Up Length of Stay (LOS) Pricing

OwnerRez allows you to apply length-of-stay discounts for longer bookings. But, this has to be set up in OwnerRez.
  1. In OwnerRez, go to Settings > Discounts.
  2. Click Create New Discount.
  3. Choose Discount Type as Automatically Applied and enter a description.
  4. Under Discount, select Percent of Rent Amount and set the percentage discount.
  5. Under Criteria, add Number of Nights is Greater Than or Equal To [7] (or another threshold).
