The Property Type feature allows you to categorize each listing in your portfolio based on the type of accommodation it represents. This helps PriceLabs provide a more tailored pricing experience while making it easier to organize and manage portfolios with multiple accommodation types.
For portfolios containing different types of properties, each listing can have its own property type, allowing you to filter, view, and manage listings more efficiently across PriceLabs.
Supported Property Types
You can assign one of the following property types to each listing:
- Short-Term Rentals
- Mid-Term Rentals
- Hotels
- Apart-Hotels
- More Property Types (including Serviced Apartments, Hostels, and RV Parks)
Why Property Type Matters
Your listing's property type helps PriceLabs determine the most appropriate pricing experience for that listing.
For supported property types, PriceLabs automatically applies pricing recommendations and default configurations that are designed for that accommodation type. For example:
- Hotels - BPH tool and default price customizations tailored for hotels.
- MTRs - default price customizations tailored for MTRs (the ND data source will change to MTR and it will impact algorithm)
- For any other property type (STR, Apart-hotels, More) - there won't be any change on default price customizations or any other feature for the moment. However, you will still be able to filter and sort them by property type.
Assigning Property Types
When importing listings, PriceLabs can automatically identify the most likely property type for each listing. You can review these suggestions, make individual or bulk changes, or choose to update them later.
If you skip this step, your listings will temporarily be treated as Short-Term Rentals until a property type is assigned. You can update the property type at any time from your listing settings.
Updating Property Types
Property types can be updated individually or in bulk from
Manage Listings, making it easy to maintain large portfolios.
- Navigate to Dynamic Pricing → Manage Listings.
- Look for the column Property Type.
- Select the correct property type for the corresponding listing.

You can also include a Property Type column when updating listings through the
Bulk Manage Listings CSV, allowing multiple listings to be updated at once.
When changing the property type of an existing listing, PriceLabs will notify you that the change may affect pricing recommendations and default configurations. After confirming the change, your listing will be refreshed so the updated pricing experience can be applied.
Important: Changing a listing's property type may impact its pricing recommendations and default settings. We recommend reviewing your prices after making any changes.
Property Types in Mapped Listings
Mapped listings always share the same property type. When listings are mapped, child listings automatically inherit the parent listing's property type. If the parent's property type is updated, all mapped child listings are updated as well to ensure pricing behavior remains consistent across the property.
If listings are later unmapped, they retain the property type they inherited while they were mapped.
Viewing and Filtering by Property Type
Once a property type has been assigned, it becomes available throughout PriceLabs.
You can:
- View the property type alongside your listings.
- Filter listings by property type in supported pages, including the Pricing Dashboard, Multi Calendar, and Manage Listings.
- Add the Property Type column to customize your table views.
This makes it easier to organize mixed portfolios and quickly find listings belonging to a specific accommodation type.
