Hotels - Default Customization

Once your initial setup is complete, PriceLabs automatically optimizes your prices using smart default settings—so you can start seeing results right away.

These defaults are powered by hotel market data and your property’s own performance, such as occupancy levels and booking windows, to intelligently apply the premiums and discounts. Below are the five default customizations and their applied values that work together to automatically optimize your rates.

1. Demand Factor Sensitivity

Optimizes pricing based on demand spikes such as holidays or major events.
Default value: Recommended — balances higher last-minute rates with smart early-booking prices to maximize revenue.

1.a. Pricing Data Source

Controls which market data influences your pricing.
Default value: Mostly Hotel — prices primarily against nearby hotels (90%) while lightly factoring in short-term rentals data (10%) for broader demand signals.

1.b. Hotel Comp Set

Define which competitor hotels influence your price recommendations.
Default value: PriceLabs Defaults — uses pricing data from 10+ nearby hotels when generating recommendations.

2. Seasonality

Adjusts pricing based on how seasonal your market is.
Default value: Conservative — ideal for hotels, helping secure early bookings at stable, reliable prices.

3. Multi-Room Occupancy-Based Adjustment

Dynamically adjusts prices based on daily occupancy across booking windows to maximize revenue.
Default value: Medium Booking Window — targets 50% occupancy between 16–30 days before check-in.

4. Booking Recency Factor

Boosts bookings for room types that haven’t been booked recently.

Default value:

  1. By default, applies only to the next 30 days in the calendar
  2. 5%–15% linear discount based on how long it’s been since the last booking (starts at 5% after 15 days, up to 15% after 45 days)

Triggered when:

  1. No bookings in the past 15+ days
  2. Reservation data is less than 3 days old
  3. Listing has been syncing with PriceLabs for at least 7 days
  4. One of the following:
    1. Listing Occupancy < 10% in the next 30 days
    2. Listing Occupancy < 80% of Market Occupancy and below 70% overall

5. Safety Minimum Price

It helps prevent underpricing, especially for bookings far in advance, by automatically setting a safety net for your minimum prices.
Default: Recommended — uses last year’s ADR for similar dates to ensure prices don’t fall below proven revenue levels.
