Los Angeles Fires: Price Control Settings for Affected Listings in PriceLabs

Due to the recent Los Angeles fires and subsequent emergency declarations, strict price gouging restrictions are now in effect. PriceLabs has implemented Price Control Settings for eligible listings in your account to ensure compliance with California law. The compliance depends on the location of your listings connected with PriceLabs.
Am I affected by these Price Control measures?
If you manage listings in the following counties via PriceLabs, then you might be affected. Please go to the corresponding section to read more the restrictions, and action required.
For Los Angeles Counties
If you manage listings in Los Angeles county, we have implemented the following Price Control rule depending on platform you connect PriceLabs with for your listings.
Listings connected to PriceLabs via Vrbo - Currently Applied Price Control Settings:
👉 Prices cannot increase by more than 10% above the listed price as of Jan 6, 2025 (pre-emergency)
👉 Restriction Period: Stay Dates till July 1, 2025
Listings connected to PriceLabs via Airbnb - Currently Applied Price Control Settings:
👉 Prices cannot increase by more than 10% above the listed price as of Jan 6, 2025 (pre-emergency)
👉 Restriction Period: Stay Dates till July 31, 2025
Listings connected to PriceLabs via a PMS - Currently Applied Price Control Settings:
👉 Prices cannot increase by more than 10% above the listed price as of Jan 6, 2025 (pre-emergency)
👉 Restriction Period: Stay Dates till July 1, 2025
Action for PriceLabs users
- If you connect PriceLabs via Vrbo: No action required, we have already taken care of the price control settings to comply with the California Law (& Vrbo)
- If you connect PriceLabs via Airbnb: No action required, we have already taken care of the price control settings to comply with the California Law (& Airbnb)
- If you connect PriceLabs via a PMS and,
- If you have properties listed on ONLY Vrbo via your PMS:
- No action required, we have already taken care of the price control settings to comply with the California Law (& Vrbo)
- If you have properties listed on Airbnb via your PMS:
- We believe you should opt-in for a stricter price control measure (for all future stay dates) to comply with Airbnb, and reduce risk of price push failure from your PMS to Airbnb.

How does the 10% price capping works?
For listings that were available before Jan 6th: PriceLabs will use the last prices sent for future dates as on January 6th, 2025. Note that this is not for stay date of Jan 6, but the last rates sent on Jan 6th.
For new listings that came after Jan 6th: PriceLabs will use the last prices for the listing as the benchmark, and will apply 10% price increase restriction. For example, lets say for stay date of May 1, the price today is $100, that means, tomorrow for May 1, the price cannot be more than $110.
