Once you select Mid-Term Rental (MTR) as your property type, PriceLabs automatically applies default settings designed specifically for mid-term rental pricing. These defaults help ensure that your pricing is influenced by relevant MTR market data while avoiding short-term rental adjustments that may not be appropriate for longer stays.
Below are the default customizations and settings that apply to new MTR listings.
Market Factors
Similar to other property types, Seasonality Factor and Demand Factor are applied by default. However, the pricing fluctuations generated by these factors are based specifically on MTR market data rather than the broader short-term rental market.
This allows PriceLabs to account for demand patterns and seasonal trends that are more relevant to longer-stay properties.
Default Customizations

- Booking Recency Factor continues to adjust prices based on recent booking activity when its criteria are met.
MTR Comp Set for Dynamic Pricing, Neighborhood Data, and Booking Pace History
The comp set used for Dynamic Pricing (DP), Neighborhood Data (ND), and Booking Pace History (BPH) is changed to include only MTR listings.
By default, these data sources use listings with a 28-night or longer minimum stay, ensuring that pricing recommendations and market insights are based on properties that are more comparable to MTR listings.
