Can I add multiple Airbnb and/or PMS accounts on the same PriceLabs account?

Absolutely! You can add as many accounts as you want. Just use the 'connect your Airbnb/PMS account' button and enter the credentials for the new Airbnb account. The existing listings in your PriceLabs account will stay as they were, and the new listings will get added.

How do I connect my PMS or Airbnb account with PriceLabs?

How often are the prices updated on Airbnb or the PMS I use?

Once you turn on sync prices switch for a listing, we send a price update every night (GMT). If you want to sync prices right away (if you made a change to settings, or for a new listing), you can use the Sync Now button.

How are the price recommendations calculated?

Our algorithm considers a number of factors - some inputs and settings that you can control, and our data-driven analytics layered on top of it. When you review prices for a listing for the first time, we estimate a base price for the listing you based on it's attributes and current performance. We then apply historic demand trends (seasonal, weekend vs. weekday), future looking supply and demand data (occupancy levels and prices for vacation rentals and hotels for future dates), and how far a date is (last minute discounting, far our premium, etc.). Reducing or increasing the base price will reduce or increase the price recommendations. In addition, you can also set your own lowest price (our recommendations won't go below this), highest price (our recommendations won't go above this), last minute discount/premium customization, as well as date specific overrides (for example, to further increase prices for New Year's eve by 20%). How can I update my Airbnb or PMS credentials?

My account has listings that aren't active anymore - how can I delete them?

We prefer that you turn off sync prices switch and hide these listings from the dashboard. But if you must delete them, instructions are here

New listings in my Airbnb/PMS account don't show up, or updated information on existing listings isn't changing on PriceLabs - what should I do?

You can use the 'Connect your Airbnb/PMS account' button to re-import listings from your account. This will bring in the new listings, and also update the listing information for the old ones (PriceLabs settings/customizations will stay unchanged). How do I know if my base price is right?

A lot of our users keep close tabs on the performance indicators on our dashboard to adjust their base price. If a listing is never getting booked, or is fully booked months out, then that's usually an indication that the base price needs adjustment (reduce in the first case, and increase in the second). In addition, we highly recommend that you use the base price help feature to understand what your competition is priced, and watch our base price video tutorial

How much does the service cost?

Please see our pricing page for service charges and pricing related questions. Once your free trial is over, we charge you for each listing that we successfully pushed prices to during a billing cycle.

Will I get billed for listings that are not turned on for sync, or are unavailable?

Absolutely not! Once your free trial is over, we only charge you for the listings that we successfully update prices to during a billing cycle. You can find a full explanation of our billing system here

If I don't like the prices being suggested here for certain days, can I set them myself?

Yes indeed - you can drag across dates on the PriceLabs calendar, and choose to override prices for certain dates (either enter a fixed price, or a % premium/discount). Read more about them in the date-specific overrides article or watch the video tutorial

Can I choose my own last minute discounting scheme?

Yup - when reviewing prices, click on the edit customization link to setup your own last minute discounting (among other things). This can be done at a listing, group or account level. You can read more about setting last minute customizations here

How can I setup the min-night/min-stay rules to be dynamically updated?

You can do this by using the min-stay customizations, and also through date-specific overrides. You can watch min-stay video tutorial here

Can I apply customizations and date specific overrides for a group of listings all at once?

If a listing has listing level, as well as group level and/or account level customizations setup, which ones will get used?

How can I get automated price updates to other channels like HomeAway, VRBO, Booking.com, TripAdvisor, etc.

A lot of our users use a property management system (PMS) or a channel manager to maintain a centralized calendar that syncs to all the different channels. Since we integrate into many of these PMSs, we update prices to the PMS calendar, which in turn updates them to all the different channels

How can I maintain price parity across different channels (Airbnb, HomeAway, VRBO, Booking.com, TripAdvisor, etc.) that I list my property on?

A lot of our users use a PMS to maintain a centralized calendar that syncs to all the different channels. Since we integrate into many of these PMSs, we update prices to the PMS calendar, which in turn updates them to all the different channels. You can even setup channel specific commission rates on most PMSs. If you connect certain channels through a PMS, but the others directly (or through another PMS/channel manager), we have the capability for you to 'map' the two listings of the same property together so that our price recommendations are always in sync. How do I delete my PriceLabs account?

You have two options if you want to discontinue using PriceLabs: 
  1. Turn sync off for all of your listings and do nothing. You will get a bill at the end of your current cycle and that will be your last, your account will remain paused until you turn sync back on for any listing.
  2. Send an email to support@pricelabs.co requesting your account be deleted permanently and we will erase your account and all information associated with it.
