Weekly and Monthly Discounts

Weekly and monthly discounts are pricing strategies designed to encourage guests to book longer stays—typically a full week or month. These discounts attract guests looking for extended stays by providing a cost-saving incentive.

As a revenue management tool, PriceLabs allows you to consolidate your discounting into one platform. When set in PriceLabs, these discounts are transmitted to your PMS when generating a booking quote for stays that meet the required duration.

Before You Start

  1. The Weekly and Monthly Discounts customizations are currently only available with select integrations. Check the list of supported integrations below.
  2. The number of days in a month varies across PMSs based on how they define a "monthly" stay. For example,
    1. Bookerville considers 30 nights as monthly,
    2. Ciirus uses 28 nights.
    3. There are other PMSs like Guesty and Hostify where we are asked to send a "monthly" price directly. The PMS itself handles the logic and can configure what qualifies as a monthly stay (28, 30 nights, or more).

How Do These Discounts Work?

For example, if a 20% monthly discount is set in PriceLabs, the system will send the usual daily rates to your connected platform. If a booking meets or exceeds 30 days, a 20% discount will automatically apply to the total booking amount.

Important: Average daily rates can be lower than your set minimum price due to weekly/monthly discounts. These discounts apply on top of PriceLabs’ recommended rates.

Each PMS or Channel Manager handles weekly and monthly discounts differently.

How to Set Up Weekly/Monthly Discounts in PriceLabs

  1. On the Pricing Dashboard, click Review Prices for the listing you want to set up.
  2. Click Edit on the Customizations panel.
  3. Click All Customizations and select Weekly Discounts and/or Monthly Discounts.
  4. Enable the toggle for Weekly Discounts and/or Monthly Discounts, then set your preferred value.
  5. Click Save Changes, then click Sync Now to apply the changes immediately. If not, the changes will be pushed during the next scheduled sync.

Reminder:

  1. No default values are set for these discounts.
  2. Discount percentages range from 0 to 75%.
  3. You do not need to add a negative sign (-); the function automatically applies the discount.
  4. Discounts apply on top of daily rates, so the final price can be lower than the minimum price.

    Setting Up Weekly/Monthly Discounts on PMS with Length of Stay (LOS) Pricing

    Some PMSs support Length of Stay (LOS) Pricing Adjustments. If your PMS supports LOS pricing, you must configure weekly/monthly discounts using LOS settings in your PMS.

    FAQs

    1. What is the difference between "Yes" and "Yes - must be set in PriceLabs"?
      1. If a PMS has "Yes - must be set in PriceLabs," you must set up the discounts in PriceLabs. Otherwise, PriceLabs will overwrite any values you set directly in your PMS.
    2. What if my PMS or OTA is not listed?
      1. If your PMS or OTA is not listed, you need to configure the discounts directly in your PMS or listing channel.
