If you use a PMS (Property Management System) or Channel Manager, you must integrate PriceLabs with your PMS—not directly with Airbnb or Vrbo.
Settings to Keep on Airbnb
Length of stay discounts
Keep your weekly, monthly, and custom LOS discounts on Airbnb, as these cannot be set in PriceLabs.
Fixed Price per month
If you set fixed monthly prices, you can leave this setting on Airbnb, as PriceLabs will not override it.
Settings to Remove from Airbnb
Early bird / Last minute discounts
We recommend removing these discounts, as PriceLabs already applies Last-Minute Discounts and a Far-Out Premium (opposite to 'early bird') by default.
Check your Airbnb calendar for any active rule-sets, discounts, or promotions. Remove them as they override prices pushed by PriceLabs, leading to mismatches.
Airbnb Custom Promotions
Airbnb calculates custom promotions based on the median price of the listing over the past 30–60 days, not the prices from PriceLabs. For more details, refer to Airbnb’s guidelines on custom promotions.
How to Check for Rule-Sets:
- Go to Airbnb's Multicalendar or the individual listing calendar.
- Click on the affected dates, and check the right-hand panel for rule-sets.
- Remove any rule-sets to prevent overrides.

Airbnb FAQs and Common Issues
Should Airbnb's Smart Pricing be on or off?
Smart Pricing on Airbnb must always be turned off when syncing with PriceLabs, as it overrides the dynamic rates pushed by PriceLabs. Additionally, when syncing through a PMS or channel manager, Smart Pricing must remain off to ensure that the rates from PriceLabs update successfully on Airbnb.

There was an error while updating pricing to your Airbnb listings!
If you recently changed your Airbnb password, or if Airbnb requires re-authentication, you'll need to re-establish the connection with PriceLabs by following the integration steps here. If your Airbnb listing has been snoozed, delisted, or the calendar is blocked for the next 365 days, PriceLabs will be unable to update rates for that listing. In such cases:
- Toggle off the PriceLabs sync switch for the affected listing until the calendar becomes available.
- If the calendar is not blocked but you still encounter this error, please submit a support ticket.
Tip: To check your calendar’s status:
- Open your listing page in a private browsing window.
- Verify if the calendar is visible. Sometimes, listings may appear blocked to PriceLabs but not in the host view.
You’ve set a maximum stay of 28 nights. Choose a minimum stay less than that.
If you encounter this error and do not have a stay requirement longer than 28 days, review your Date Specific Overrides. This error often occurs when a fixed rate is mistakenly entered in the Min-Stay Requirement section while setting an override.
You do not have permission to access this resource.
If your Airbnb listing is not live—either because it’s snoozed or a new listing that appears live on your host dashboard but hasn’t been published to guests yet—you may encounter the following errors in PriceLabs:
- This listing is no longer available.
- You do not have permissions to access this resource.
To check if your listing is unlisted on Airbnb:
- Open a private browsing window in Chrome or Firefox.
- Enter your listing URL in the format:
https://www.airbnb.com/rooms/XXXXXX
, replacing the Xs with your listing ID.
What to Look For:
- If Airbnb shows a banner stating "This listing is no longer available" or redirects you to the Airbnb homepage, your listing is not live.
- To resolve this, make your listing live on Airbnb and wait a few hours for it to update in Airbnb’s API. Afterward, you should be able to review prices in PriceLabs.
Custom Trip Lengths
'We have set up some minimum stay restrictions on PriceLabs and synced the listing. After that, I realized that it created hundreds of rules in Airbnb for different dates'.
When PriceLabs syncs with Airbnb, the minimum stays are saved in Airbnb as 'Custom Trip Lengths', which can be found under 'Pricing & Availability' in your listing details. This is not an issue, and you should not remove them, as these settings will be created or overridden every time PriceLabs syncs with Airbnb.
Crossed out prices on Airbnb
Airbnb calculates each host’s average price by analyzing the median price over the past 60 days. If a host reduces their price by 10% or more below the median for a specific date, Airbnb highlights the discount by crossing out the original price. Discounts such as last-minute discounts, orphan day discounts, or date-specific overrides set in PriceLabs can also result in crossed-out prices on Airbnb. Airbnb tracks pricing over a 60-day period to determine the typical rate for any given date. When a promotion is created, the Airbnb system calculates the median price for that date based on the last 60 days of pricing data. This is done by arranging all recorded prices from lowest to highest, with the median price being the value that falls in the middle of the range. Due to this, the prices used for promotions may not always match the most up-to-date prices set in PriceLabs.
