Adjacent factor Customization can help encourage or discourage back-to-back bookings and lets you adjust the rate for the selected number of days before and after a booking. Let's take a look at how to make the best use of it for your use case:
This setting can be found under Customizations > All Customizations > Adjacent Factor
Case 1: When to apply a discount on Adjacent Factor? When you want to ensure that the day before and after a reservation should get booked quickly at a discounted price to prevent gaps.
Case 2: When to apply a premium on Adjacent Factor?
Suppose your STR /property operationally has a hard time handling same-day turns, or your listing has a high BR count/big place and requires more cleaning time/cost. In that case, a premium can help discourage back-to-back bookings or at least bring in more revenue that could help with operational costs.
Do you also want Adjacent Factor to apply on weekends? By default, we do not apply the Adjacent Factor settings to weekend days, as we understand that users have different pricing strategies for weekends where you price them higher. An Adjacent factor discount might interfere with your higher price. However, if you want the Adjacent factor to also apply on weekends, then tick the box for "Also apply on weekends".
Notes:
Adjacent Factor Customization can only be applied within 1 and 30 days.
Rates will only be adjusted the next time a sync happens after a booking is made. So, if a reservation is made in the early morning, this customization might not be applied until the next time prices sync automatically overnight. However, adjusted rates will push anytime a manual sync is done after a reservation is made by clicking "Sync Now".
While a premium can be put in place so that adjacent days are less attractive to guests, there's no guarantee that guests won't book these days, and your regular listing maximum price will still be in effect (though that can be adjusted with Date Specific Overrides).
