Vrbo fee structure change: what PriceLabs users need to know

Overview

Vrbo is moving all hosts to a single 12% commission from October 29, 2026 (read Vrbo's announcement here). The 12% includes payment processing, so there's no separate fee.
Bookings made before October 29 keep the old fees.

How does it impact PriceLabs users?

Case 1: You connect PriceLabs to Vrbo via a PMS / Channel Manager

Your Vrbo fee goes from 5% to 12%. To keep your payout the same, increase your Vrbo prices and fees by about 8%. There's nothing to change in PriceLabs.
  1. Nightly rates: raise your Vrbo channel markup in your PMS by ~8%. Your prices on other channels stay the same. Multiply rather than add: a 10% markup becomes ~19%.
  2. Cleaning and other fees: raise them by ~8% wherever you manage them for Vrbo, in your PMS or on Vrbo.

Case 2: You connect PriceLabs directly to Vrbo

Most hosts pay 8% today: a 5% commission plus a 3% payment processing fee. Increase your Vrbo prices by about 4.5% so your payout stays the same.

Case 3: You're on a Vrbo annual subscription plan

You pay a yearly fee plus a 3% payment processing fee per booking today. Vrbo is retiring subscriptions and will move you to the 12% commission at the end of your subscription term.

At that point, increase your Vrbo prices and fees by about 10% to keep your payout the same (e.g. $100 becomes ~$110). You can go a little lower, since you'll no longer pay the yearly fee.

The PriceLabs migration tool will support subscription listings too. Run it when your subscription term ends.

Frequently Asked Questions (FAQ)

When should I update my prices?
On October 29, 2026. Updating a day or two early is fine. Your Vrbo prices will just be about 4.5% higher for those days.

What about cleaning and other fees?
Vrbo's commission also applies to cleaning, pet, and other fees. PriceLabs doesn't manage these, so you'll update them on Vrbo. Vrbo has a commission update page for each listing.
 
I use Mapped Listings. What will the PriceLabs Fee Migration tool do?
  1. Vrbo is the parent: it will raise the Vrbo prices and add an offsetting price adjustment to the child listings (e.g. Airbnb), so their prices don't change.
  2. Vrbo is the child: it will add a price offset to the Vrbo listing. The parent's prices don't change.
My commission isn't 12%. What should I do?
In some regions (e.g. Europe, Australia, New Zealand), the commission can be 12-15%. Check the rate for your listings in your Vrbo dashboard. The PriceLabs tool will let you change the increase.
 
Does this affect my existing bookings?
No. Bookings made before October 29 keep your previous commission and payment processing fee.

Where VAT or GST applies, Vrbo charges it on top of its commission, so the required increase is slightly higher than 4.5%.
Formula: (1 − 0.05 × (1 + VAT) − 0.03) ÷ (1 − 0.12 × (1 + VAT)) − 1

Check your Vrbo payment details for VAT or GST on Vrbo's commission to confirm whether it applies to you. These figures assume a 12% commission. If Vrbo shows a higher rate for your listing (up to 15% in some regions), your increase will be higher.
 
VAT-registered hosts: If you are VAT registered and file VAT returns for your rental business, use the standard 4.5% increase. VAT-registered hosts generally recover VAT through their VAT return. In Australia and New Zealand, Vrbo doesn't charge GST on its commission if you've added a valid GST ID in your Vrbo dashboard.
