PriceLabs Listing Optimizer: Billing, Subscription, Cancellation and Invoices

Listing Optimizer is a powerful tool within PriceLabs that helps Airbnb hosts and property managers assess and improve the quality of their listings. It analyzes your listing content, images, guest experience factors, and amenities, assigns a quality grade (A–D), and provides AI-driven recommendations to help you improve visibility, conversion rates, and bookings. Listing Optimizer Subscription

To subscribe to Listing Optimizer, log in to PriceLabs → Listing Optimizer → Add Listings to Analyze. Once you confirm the number of listings to be added, the estimated subscription cost is displayed, and your subscription begins immediately after you confirm and add the listings. 

Pricing Plan

When adding listings, you can analyse them monthly. Listings added for monthly analysis will be invoiced every month, unless explicitly toggled off.

Every listing added will be automatically analysed at the time of listing import. Additionally, each listing can be re-run on demand (up to four times), within the same billing cycle. Beyond this, re-runs can be performed in the next billing cycle. 

Inclusions with the monthly subscription are:

  1. Monthly re-analysis and updated insights
  2. Weekly & monthly email reports
  3. Access to historical trends and ranking improvements over time
  4. 4 additional re-runs within a billing cycle
  5. Automatic refreshes every month for always up-to-date data

Subscription charges:

Charges are based on the number of unique listings that Listing Optimizer analyses within a billing cycle. The billing cycle starts when the analysis for the first listing is completed. Subsequent invoices are generated every month. 

Your final invoice amount will be charged based on the number of listings that have been successfully analyzed within a given month. Listing Optimizer is a separate product, and the invoice amount for this is not dependent on the number of listings present in Dynamic Pricing. 

The pricing follows a tiered structure, so the cost per listing will come down as you add more listings. 

For example, if you have analysed 10 listings, then the monthly subscription cost would be ($12.99*1)+($10.99*4)+($8.99*5) = $101.90 (plus applicable taxes)

The pricing breakdown is as follows:

For example, if you analyze your first listing on January 15th, then your first billing cycle will be from January 15th to February 14th.

Important - Subscription cancellation:

The subscription will auto-renew at the end of the billing cycle unless explicitly cancelled. You can cancel the subscription by toggling off the subscription toggle. To completely cancel your subscription, please ensure that the toggle is switched off for all listings. 
Notes
Please note: Once your subscription toggle is turned off, your access to Listing Optimizer reports will still expire 30 days from the original subscription start date, not 30 days from when you turned it off.

 

Due Date:

  1. Invoices are generated on the last day of your billing cycle.
  2. Payments are charged one day later to the default mode of payment added to the account.

Tax Calculation

PriceLabs may charge any applicable taxes on your invoices in accordance with local laws and regulations, which can vary based on your billing location. To ensure accurate tax calculations, update your billing address directly from the Billing Page. The tax amount is calculated based on the following:
  1. Listing Optimizer Usage (i.e. number of listings successfully analyzed)
  2. Your Billing Address
  3. The Tax Rates Determined by Your Local Jurisdiction

When Is Tax Applied?

End of Billing Cycle: The applicable tax for your Listing Optimizer invoice is calculated at the end of your billing cycle, and your invoice is updated to reflect the tax amount.

Early Payments: If you pay your invoices early, the applicable tax will be calculated as of the payment date, and your payment method will be charged accordingly.

How to access Listing Optimizer Invoices

Details about all your invoices can be found on the Billing page under the Listing Optimizer Invoices tab.


The columns on this page show:
  1. Invoice numbers
  2. Start Date
  3. End Date
  4. The amount that was due
  5. The amount that was paid
  6. Date on which paid
