Listing Optimizer is a powerful tool within PriceLabs that helps Airbnb hosts and property managers assess and improve the quality of their listings. It analyzes your listing content, images, guest experience factors, and amenities, assigns a quality grade (A–D), and provides AI-driven recommendations to help you improve visibility, conversion rates, and bookings. Listing Optimizer Subscription
To subscribe to Listing Optimizer, log in to PriceLabs → Listing Optimizer → Add Listings to Analyze. Once you confirm the number of listings to be imported, the estimated subscription cost is displayed, and your subscription starts as soon as you confirm and import the listings.
Pricing Plan
Charges are based on the number of unique listings PriceLabs analyzes within a billing cycle. The billing cycle starts when the analysis for the first listing is completed. Subsequent invoices are generated on a monthly basis.
Your final invoice amount will be charged based on the number of listings that have been successfully analyzed within a given month. The pricing follows a tiered structure, so the cost per listing will come down as you add more listings. The pricing breakdown is as follows:

251-1000 | USD 4.99 for each listing after the 250th |
1000+ listings | USD 4.49 for each listing after the 1000th |
For example, if you import your first listing on January 15th, then your first billing cycle will be from January 15th to February 14th.
IMPORTANT:
- Your subscription automatically renews until cancelled. To avoid being charged, you must cancel at least a day before each renewal date.
Due Date:
- Invoices are generated on the last day of your billing cycle.
- Payments are charged one day later to the default mode of payment added to the account.
One-time usage versus monthly subscription:
When importing listings, you can analyze them monthly or only once. Listings added for monthly analysis will be invoiced every month, whereas listings added for one-time analysis will be invoiced only once. The cost per listing is the same for both modes.
In case you opt for one-time usage, you will have access to the reports for up to 30 days from the day of importing and analyzing the listing(s). Additionally, with one-time usage, you will not get email alerts or automated monthly runs for those listings.
Sales Tax Calculation
PriceLabs is required to collect sales tax on your invoices as mandated by local jurisdiction laws. To ensure accurate tax calculations, update your billing address directly from the Billing Page. The sales tax amount is calculated based on the following:
- Number of Listings Successfully Analyzed
- Your Billing Address
- The Tax Rates Determined by Your Local Jurisdiction
When Is Sales Tax Applied?
End of Billing Cycle: The applicable sales tax for your Dynamic Pricing invoice is calculated at the end of your billing cycle, and your invoice is updated to reflect the tax amount.
Early Payments: If you pay your invoices early, the applicable tax will be calculated as of the payment date, and your payment method will be charged accordingly.
How to access Listing Optimizer Invoices
Details about all your invoices can be found on the Billing Page under the Listing Optimizer Invoices tab.
The columns on this page show:
- Invoice numbers
- Start Date
- End Date
- The amount that was due
- The amount that was paid
- Date on which paid
