Creating and Managing Groups with the Group Creation Wizard

Managing multiple listings individually can be time-consuming, especially as your portfolio grows. The Group Creation Wizard is designed to simplify this process by automatically suggesting group structures based on common listing attributes. By grouping similar listings, you can apply pricing customizations in bulk, ensuring a consistent strategy across your portfolio with minimal manual effort.

How it Works

The Wizard analyzes your listings and recommends groups based on a chosen strategy (City, Bedroom, or City+Bedroom).

By default, the system uses a City + Bedroom strategy, which is one of the most effective ways to manage short-term rentals.

Getting Started

1. Accessing the Wizard

You can access the Wizard in the following touch points:
  1. Customizations Page

  2. Manage Listings 

  3. Review prices 

  4. Multi Calendar 

2. Reviewing Automated Suggestions

Once initiated, the Wizard presents suggested groups. You can toggle between three primary strategies:

  1. City: Groups all listings within the same city.
  2. Bedroom: Groups listings by bedroom count, regardless of location.
  3. City + Bedroom (Default): The most granular approach, grouping similar-sized homes in the same market.

3. Customizing Your Groups

Before finalizing, you have full control over the suggestions:

  1. Rename Groups: Click the group name to give it a custom label that fits your internal workflow.

  2. Modify Assignments: Use the dropdown menu to add or remove listings from a suggested group.

  3. Note: A listing can only belong to one group at a time. If a listing is already in a group or being suggested elsewhere, it will be greyed out in the dropdown.

4. Finalizing and Syncing

Once satisfied, click "Create and Assign." The system will instantly create the groups and move the designated listings into them.

Note: Once created via the Wizard, these groups move to your main Groups Dashboard on the customizations page. To make further manual edits later, you can simply navigate to customizations page -> groups.

Managing New Listings

When you import new listings in the future, the Wizard remains active in the background.

  1. If a new listing matches the criteria for an existing group, you will see an icon on your Pricing Calendar, Multi-Calendar, or Manage Listings page touchpoints
  2. Quick Add: You can click the prompt to instantly assign the new listing to the suggested group or create a new one.

Can I disable the Wizard?

Will the Wizard auto-group my listings without consent?
  1. No. The Wizard only provides suggestions. No changes are applied to your account until you review and click "Create and Assign."
