Airbnb Fee Structure Migration Tool

Airbnb is moving hosts to a host-only fee structure, with most hosts expected to be migrated by September 15, 2026. Some geographies will have until October 15, 2026 to complete the migration.

To make this transition easier, PriceLabs has launched a migration tool that helps you systematically update your pricing to account for Airbnb's new fee structure. The tool guides you through the required changes in Airbnb and lets you review and accept the corresponding changes in PriceLabs—all in one place.

Accessing the Migration Tool

The migration tool is available directly within the PriceLabs Pricing Dashboard.


Please note: The tool can only be accessed and used on a desktop or laptop. It is not currently supported on mobile devices.

How to Use the Migration Tool

Follow the steps below to migrate your Airbnb listings to the new fee structure and apply the corresponding changes in PriceLabs.
  1. Log into PriceLabs and go to Pricing Dashboard
  2. Under “ACTION REQUIRED: Airbnb fee change on Sep 15th 2026”, click Updated My Prices Now.
  3. To proceed with the price update, click Review and Adjust Prices.

    Note:
    1. I’ll Do This Later will simply close the window but the migration feature will still be accessible until Sept 15th, 2026
    2. I’m Already on Host Only Fees and Adjusted My Price will remove the prompt from your account.

  4. Click on Airbnb price adjustment tool and you will be redirected to your Airbnb Account to update your cleaning fee, and any other fees as PriceLabs cannot control these.

    1. Once redirected to Airbnb, you will see a banner there that says Airbnb is changing its fee. Click that banner to adjust the cleaning fee, pet fee, etc.
    2. Confirm one time adjustment.
    3. After you receive the confirmation, click Done.


      Note:
      1. If you don't see the banner, it means the user has already accepted or was moved to the host fee. If you were already on the host fee before using PL, no need to adjust prices. 

  5. Once your fees are updated in Airbnb, head back to PriceLabs and click I’ve Run the Airbnb Price Adjustment Tool.
  6. Review the changes to be applied to your listing in PriceLabs.
    1. Click Accept Changes & Next to see changes for other listings.

  7. Once you have reviewed all listings or accounts, click Save Changes.


This helps ensure your PriceLabs pricing remains aligned with Airbnb's new fee structure without requiring you to manually update your pricing settings.
