Airbnb is moving hosts from the Split fee model to a Single fee model — a single 15.5% fee charged to hosts only. Guests will no longer see a separate service fee on top of your listing price.
Important: This only affects you if you are currently on Split fee. If you are already on Single fee, no action is needed in PriceLabs.
If you miss the deadline without adjusting prices, Airbnb will apply the 15.5% fee on your current prices. On a $100/night listing, your payout could drop from about $97 to $84.50.

After updating prices in PriceLabs, sync your prices to Airbnb before changing your fee structure on Airbnb.
In Mapped Listings, a parent listing sets the base price and child listings inherit it. If your Airbnb listing is the child, increasing the parent's base/min/max would raise prices on all channels — but only Airbnb needs the increase.

New offset = (1 + 15%) × (1 + existing Price Offset%) − 1
Use your VAT-adjusted percentage in place of 15% where VAT applies. The offset must be applied at the listing level.
How to set up Price Offset for Mapped Listings →
If your Airbnb listing is the parent, it controls the base price that child listings (for example, Vrbo) inherit. The steps differ depending on whether child listings share the same base/min/max as the parent.
Recommendation: Wait for the PriceLabs migration tool. Mapped parent setups involve multiple steps and are easy to get wrong manually.If you need to migrate manually before the tool is available:
On the parent listing (Airbnb):
On each child listing (for example, Vrbo or Booking.com):
This ~13% offset on the child counteracts the 15% increase on the parent, so non-Airbnb channels stay at their original prices while Airbnb gets the full increase.
If a Price Offset already exists on the child listing, use the formula from Scenario 3B instead: (1 + 15%) × (1 + existing Price Offset%) − 1
On the parent listing (Airbnb):
On child listings: No change — assuming you want to keep separate base/min/max for each child channel.

The difference between exact and approximate is usually only about 0.4–0.5 percentage points, but it applies to every booking.

Check your payout statements for "VAT on service fee" to confirm whether VAT applies to you.
If you are VAT registered and file VAT returns for your rental business, use the standard 15% increase — not the VAT-adjusted percentage. VAT-registered hosts generally recover VAT through their VAT return, so the additional VAT adjustment does not apply.

The old host fee was about 3%, and the new fee is 15.5%. The exact math for maintaining payout is about 14.8%, but rounding to 15% keeps things simple and gives a small buffer.
With the recommended 15% increase, no — guests currently see your price plus a service fee. After the change, they see your higher listing price only, and the total stays roughly the same.
Not if you follow the mapped listing guidance above. For unmapped setups, only Airbnb prices change. For mapped parent/child setups, Price Offset on child listings prevents non-Airbnb channels from increasing.
In PriceLabs Mapped Listings, the parent listing sets the shared base price. Child listings inherit from the parent but can have their own offsets. Check your mapping setup in PriceLabs — the listing marked as parent controls base/min/max for the group.
PMS-connected hosts were moved to host-only fees last year. This migration should not apply. No PriceLabs price changes are needed.
